Circle C Housing Market Snapshot 11/2017
Good afternoon friends and neighbors! Well, last week we had our first snow of the winter season and we are approaching the end of 2017. Lets take a look at how the housing market is doing in Circle C and how that compares to last years sales! Over the past 6 months, we’ve seen 194 homes trade hands. The average sold price recorded was $514k, for a 2,918 sf residence. The average age of that sold home was 2004. When compared to last year at the same time, we see 22 less homes have sold (-10%) however, the price has risen 6% or $31k! Given the current market of Active and Pending homes, we see 43 homes for sale, 9 more than same time last year – that’s up 26%! Pending homes is down 4 to 33 versus last year 37. Given Austin has attracted so many new jobs and therefore new families, I’m not terribly surprised to see the number of sales down and the prices up. It’s pure economics… sustained or increased demand, and less supply. It’s a Seller’s market. Although the Holiday season can dampen sales I expect the spring sales to recover nicely.
